Short-Term rental regulations

Short-Term Rental regulations apply to dwelling units that are used for overnight lodging accommodations that are provided to guests for no longer than 30 days for compensation. A portion of or the entire dwelling unit can be used for lodging, including part or all of an accessory structure.

Registration: How to Apply

You may be exempt from having to register if you are an individual who (a) operates only one short-term rental unit; (b) operates and lists only one single room in an owner-occupied dwelling unity; or (c) operates a short-term rental unit for less than six months out of any calendar year.

If you are required to register, print out and complete the entire Short-Term Rental Application. Mail the completed application and include copies of the required documents to City of Clarksville; P.O. Box 928; Clarksville, TN 37041. Or, you can drop-off your application and supporting documents in person at the Department’s office located in the First Floor of the City Hall Building at One Public Square.

After the City processes your application, you may need to schedule inspections. Once approved, you’ll receive your Short-Term Residential Rental Registration number.

Fees

$150 non-refundable application fee.

Add your registration number to your listing

Lastly, you’ll want to add your city-issued registration number to your Airbnb listing description. In accordance with the City’s regulations, you must display your registration number on all advertisements for your short-term rental, including your listing page.

Other contracts and rules

It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations. Please read your lease agreement and check with your landlord if applicable.
