Large, private room perfect for a single traveler or couple. Apartment is located in East Village where everything you need is at your fingertips. A few blocks from the East River and Tompkins Sq Park. Walk everywhere! Union Sq, Gramercy, SoHo, Chinatown, etc. Hungry? Italian, Indian, Brazilian, Polish, Ukrainian, Cuban, Mexican, Chinese, Japanese, all within a few blocks!

CAVEAT: If you're looking for Times Square -- this isn't it! If you're looking for suburbia -- this isn't it! If you're looking for an authentic neighborhood with local flavor, native NYers, darling boutiques/vintage shops, bodega cats and every type of food/drink you can imagine -- you've come to the right place!

Great location in arguably the best neighborhood in Manhattan! A stone's throw to Tompkins Square Park and the Riverfront! Clean, private and filled with natural light! Listing is priced according to airbnb smart pricing (put in your travel dates for final price) and is non-negotiable so PLEASE do not ask for a lower price. If you are using auto-book, please expect a message asking you to confirm that you have read the house rules. Some past guests have booked without reading the complete listing and turned up with unrealistic expectations. It's imperative that you read everything thoroughly.

Same day bookings require at least 2 hours notice.

Luggage storage is only an option for check-out. I can not accept early luggage drop off as the room is usually booked every day and I am rarely home. I have tried to be accommodating in the past but guests have taken advantage of my flexibility and I've decided not to offer this service anymore. If you are arriving in the city early, check out the bounce luggage service or the bagbnb website.

THE BUILDING: A five story pre-war tenement built in the early 1900s. You will be walking up TWO FLIGHTS of stairs. There is NO elevator, I repeat, NO elevator. The building is located on the corner of the block and my apartment runs the length of the building facing the street which means 7 windows and a lot of sun!

THE APARTMENT: The room and bathroom are located at one end of the apartment anchored by the kitchen. The bathroom and bedroom are for your private use alone and the kitchen is a shared space. My section of the apartment is off limits and is separated by a hanging divider.

THE BEDROOM: Your room is private with a non-key lock on the door (fire regulations state that egress to fire escape cannot be locked and the bedroom is the only exit to the fire escape). The queen size platform bed comes complete with a dreamy memory gel mattress, memory foam pillows and brushed microfiber sheets. Sheer drapes let a ton of sun through two north facing windows, but there are also blackout drapes located in the dresser if you prefer the room to be dark. I have recently switched bed frames to accommodate a larger mattress. Air conditioning is provided from May 1st until October 15th. Heat is not controlled in unit and kicks on/off automatically dictated by the temperature outside--apartment generally runs hot in the winter but you're welcome to open the window.

There is a 55" LED TV where you can enjoy Netflix & Amazon Fire TV. I do not subscribe to cable so if that is a deal breaker, please try another listing.

There is ample dresser space for your clothing and belongings and an empty closet to hang stuff in and store your luggage. Plenty of towels and linens are provided. A small desk allows you to work and/or browse on your laptop. And for those rainy days, you will find books and games on the shelf as well.

BATHROOM: The bathroom is private and will not be shared with anybody else during your stay. Bath towels, hand towel, wash cloth and clean linens are all provided. If you are staying longer than a week and you run out, please let me know and I can have them laundered.

KITCHEN: The kitchen is shared. It is stocked with plenty of cookware and the fridge is spacious enough to hold any groceries you purchase. You're welcome to use the kitchen as much as you'd like but please clean up after yourself and avoid heavy odor cooking like frying. Coffee and tea are provided. There's a Keurig coffee maker in your room if you want to brew your own--though may I suggest Ninth Street Espresso on the corner (best coffee in the city in my opinion). There are condiments and a Brita water jug in the fridge for your use.

KEEP IN MIND, my building is OLD, over 100 years old in fact. It may feel a bit rustic at times. The lobby is pretty outdated, the radiators can be a little loud in the winter, the hot water may take a minute to warm up, the outside window sills may be home to a pigeon family or two, and the original hardwood has plenty of character... well... scratches. It's definitely not a modern condo but it is charming and cozy and I try my best to keep everything nice for my guests.

This is an important one folks! Please understand that New York City is NOISY! The East Village is an energetic neighborhood and can be very lively into the early hours of the morning. If you are coming here for peace and quiet, this probably isn’t the place for you. There aren't any nightclubs or bars on my street but it is located on the corner of an Avenue. There is plenty of city noise: garbage trucks in the wee hours of the morning, horns honking, people using their outside voices (especially on weekends), street construction, cars playing their music a little too loudly, etc. If you are a light sleeper, you may want to look for a place that doesn't face the street. I provide disposable ear plugs and a fan that is great for drowning out the city noise.

It's a real neighborhood with REAL people and plenty of culture, food, and general awesomeness. Old tenements, bodegas and small businesses meet chic cocktail and wine bars, upscale restaurants and cozy coffee shops. Residents range from original punk rockers to old-school nimbys to young families to NYU students. You can literally walk EVERYWHERE and everything you need is within arms reach.

Thirty something New Yorker. I love coffee, lakes, camping, dogs, cats (basically any living thing that doesn't complain), thunderstorms, nature in general and patio lanterns in the summertime.
