Our flat is a ground floor 1 bedroom period conversion in Warden Hill House overlooking Colwell Common. It is a 5 minute walk across the Common to the promenade and excellent sandy bathing beach at Colwell Bay with its cafes and beach huts. It is also close to local shops and amenities. Private Front West Facing Garden. LARGE WOODBURNING STOVE. Dedicated Off Road Parking Space.

We look forward to welcoming guests back from the 17th JULY. During this Covid Pandemic we ask that guests please bring all their own bath and hand towels. We will be providing small bottles of hand sanitisers - one in the bathroom and one by the kitchen sink for guests use (and to then take away). During the Pandemic period we are leaving a clear free day in between guests stays (ie no same day change overs).

Accommodation comprises of:-

Sitting Room/Kitchen area - Kitchen area has full size electric fan oven, built in 2 ring electric hob, fridge, washing machine, microwave, stove top coffee maker. Sitting area with comfortable settee, Television. Large Wood burning Stove - in the late autumn and winter months an initial supply of wood is supplied. Thereafter it can be bought locally (information is given in the guest folder). Thermostatically controlled Electric heater. Double Glazed.

Conservatory with comfortable arm chair, small table and 2 chairs. Views to the Common. Double Glazed.

Bedroom with double bed. Bed is made up with good quality 100% COTTON Bedding. Thermostatically controlled Electric heater. Double Glazed.

Bathroom - has Shower, Basin and WC. Towel Rail (not heated).

Heating - there are 2 thermostatically controlled electric heaters - one in the bedroom and one in the sitting room. There is also a LARGE WOODBURNING STOVE in the sitting room/kitchen. This stove is larger than is needed for the size of flat and therefore really keeps the flat very warm on its own which makes it very cosy for those autumn and winter months An initial supply of wood is supplied and further supplies are easily purchased locally in Freshwater - either at the main Co-op or at the Garden Centre (opposite the main Co-op). The flat is also double glazed.

Towels - 1 large bath towel person plus a handtowel in the bathroom.

Tea towels and dishcloths are also provided. Please note that beach towels are NOT provided.

Garden with decking area, 2 chairs and a table.

Parking. There is a dedicated off road parking space - at the front of the house as you look at it you will see a hard standing area - the parking space for 1A is the one to the left as you look at the building.

The flat does NOT have Wifi. However personally I am with Vodaphone and get 4G there although I would not wish to guarantee it. There is also an internet shop in Freshwater Village which is about 1 mile from the flat.

PLEASE NOTE WE DO NOT ALLOW ANY OUTDOOR SHOES OR BOOTS TO BE WORN IN THE APARTMENT. If you wish to have indoor footwear please either bring slippers or use the disposable slippers that we now provide.

A Welcome Tea Tray is made up for your arrival - tea bags, sugar, a pint of milk and chocolate biscuits.

Warden Hill House is divided into 5 flats. 1A is a ground floor flat to the front left of the building as you look at it. It has its own front door - there are 3 steps up to the verandah and the door is to the left - it says 1A adjacent to its front door.

Change over day - we aim to be as flexible as possible subject to availability so do please ask if your preferred start day is available and we will do our best to accommodate your requirements. Short Breaks accepted at any time of year, subject to availability. Start days are also flexible all year, subject to availability.

Arrival time is anytime from 3.30 p.m. onwards. The key will be left in the keycode box from this time. Departure time is by 10.30 a.m at the latest.

Warden Hill House is situated in West Wight near Totland and is on the corner of Colwell Road and Warden Road looking towards Colwell Common. From Colwell Common it is a short walk down Colwell Chine road to the beach which is very sandy and safe for swimming. It has a long promenade walk which extends round to Totland Bay. There are cafes and restaurants at both Colwell and Totland. There are also beach huts for hire and a beach shop. The flat is close to Freshwater Village with its shops, health centre, cafes and leisure centre. There is a good sized Co-op store at the far end of the village. There is a bus stop on Colwell Common.
