This saves us from additional linens/turnover and we pass that along as lower prices for this listing if you only need two bedrooms!

WHEN YOU REQUEST TO BOOK - YOU ARE ENTERING INTO A BINDING CONTRACT AND AGREE TO ALL TERMS OF LISTING AND HOUSE RULES!! The owner lives on-premise and will enforce any issues with noise or parties. This is meant to be your home away from home while traveling to rest, relax and recharge your batteries - not to throw parties.

You are booking one-half (right side, 2-stories) of a side-by-side townhouse-style Vintage Buffalo home - it's going on 119 years old and the original wood floors are not perfect, there may be bumps or uneven plaster, a few creaks here and there - but it's all well-worn character of a well-loved and lived-in home. The left side is the owner's unit and a small other apartment.

The only common area is the front entry. Please be mindful of the owner and other tenant!! You will not hear them at all.

Recently remodeled and tastefully furnished, this 1750sqft. apartment boasts a unique charm, with many of the original features and woodwork from over-a-century-year-old still in tact.

All Electronic Keypads, you enter the front door and then your unit and have it all to yourself!

-Coffee Station w/ Keurig Machine with and lots of choices to get your morning fix (Regular, Decaf, Tea, Cocoa)
-Counter/Bartop under the original pantry cabinets (filled with snacks for my guests) with stools for a separate space to plug in and work or hang out

BEDROOM 1 - FRONT BEDROOM
-Huge Master, lots of windows, and a large double closet with racks and plenty of hangers
-Queen Size Bed (sleeps 2), Bedside tables with built-in USB ports for charging
-Luggage Rack
-Plush Shag area rug for those chilly mornings
-Dedicated AC Unit for hot evenings and two overhead ceiling fans (seasonal)

YOU ARE BOOKING THE 2 BEDROOM UNIT - so in addition to BEDROOM 1, we'll contact you to find out whether you prefer Bedroom 2 or Bedroom 3 below for your other choice!

BEDROOM 2 - MIDDLE
-Double Twin Beds - new plush memory foam mattresses (sleep 1 each, total 2 people)
-Large closet with drawers and hanging space
-Dedicated AC Unit (seasonal)
-Overhead lighting and ceiling fan, plus bedside storage and lamp

BEDROOM 3 - REAR
-Full-Size Bed with a new plush topper (sleeps 2 people)
-No closet, but small dresser in the room, standing wardrobe just outside the door for hanging clothes
-Dedicated AC Unit (Seasonal)
-Overhead lighting and ceiling fan, plus bedside storage and lamp

BATHROOM
-Vintage Clawfoot Tub **NOTE: This means a higher step in than a usual bathtub, if you have mobility issues please be aware of this!!! Please make sure to keep the shower curtain inside also to prevent water on the floor.
-Double Vanity and Large Mirror - great lighting!
-Ample fluffy towels, washcloths -- and all the basic amenities - shampoo, lotion, hairdryer, Q-Tips, body wash, TP, etc. (there are some extras as well for those who may have forgotten a deodorant or toothbrush, etc.)
-Vanity Table w/ lighted mirror - just outside the bathroom in the hallway to provide extra space to get ready.

OUTDOORS
-Landscaped front yard
-Small front porch has Bistro Table & 2 Chairs, sit and enjoy your morning coffee with a view of the historic tree-lined street
-Backyard glass patio table w/ chairs and a fully fenced yard (seasonal)

MISC
-Washer and Dryer in the basement - free to use - please do not go past this area!
-It's typically a little cooler down by my house with a great breeze from the river...
-If it IS still hot/humid - I do not have central AC, HOWEVER, the bedrooms all have dedicated units and a large unit downstairs + fans will keep the house nice and cool!
-NEST thermostat for the furnace
-Iron and Ironing Board upstairs for your use.

DEDICATED AIRBNB UNIT
-Access to the entire 1750sqft unit - 1st & 2nd floors
-There's 1 locked hall closet upstairs and 1 in the kitchen where I keep supplies. You choose 2 bedrooms, the third (non rented for this unit) will be locked.
-NO SMOKING (cig or 420) IN BUILDING - Please smokee outside, please do so away from windows and do not throw butts on the ground.

-You are welcome to sit on the front porch or share the backyard!
(shared with the owner and tenant (+ friendly wiggly dog))
-You may use the backyard (shared with other tenants.)
-You may use the laundry facilities in the basement. Do not go past this area, the remainder of the basement is restricted.
-The 3rd Floor/Attic is not a legally habitable space. Please do not access or use this space, it is off-limits. Accessing any spaces off-limits will result in forfeiture of your funds and immediate removal. Off-limits areas may have security cameras in use to ensure compliance. They are not in any guest areas.

Parking is on-street but VERY plentiful. There is a driveway available in the back of the property if you need it during spring/summer/fall - please request in advance if needed.

We're a short walk from REDDY bicycle stations (bike rentals - seasonal)

Parking is alternate side only on M-F, 9a-4p. Any other time outside those days/times it is either side. Please just be aware of the signs so you do not get a ticket. Also, in the event during the daytime there's not a spot directly in front of the house, there's always one on the next corner street - no one has ever had to park more than 1-2 houses away. There are no businesses, it's a very residential area.
