Beautiful 18th century garden cottage located a few minutes walk from the centre of the 'Queen of the Cotswolds' village of Painswick, nestled in an area of outstanding natural beauty.

The traditional limestone cottage is at the very end of a lane so is lovely and quiet. It has plenty of original features but is well equipped and up-to-date with everything you need.

The 'Chocolate box' garden is full of flowers and greenery in the summer.

Inside, the cottage is designed for comfort and a relaxing holiday. It sleeps four, ideal for couples or families with older children, and is pet friendly.

It has been tastefully decorated and its original features have been lovingly restored, including fireplaces, flagstone floors in the dining room and kitchen, stone mullion windows, exposed limestone walls and oak beams. It includes everything you need: its traditional features and antique furniture are combined with modern facilities, including free wireless internet access throughout and flatscreen TVs.

The ground floor includes:
- a good sized living room, with two sofas and armchair, TV, with Freeview channels and a PS3 console, with blue ray player. There is a gas powered log-effect stove for making cold winter evenings really cosy. A door opens directly on to the terrace. You'll find board games and DVDs in the tall cupboard. The larger sofa is a sofa bed.
- the dining room has a large table with seating for 6, with a window seat overlooking the garden. The iron/ironing board and the garden umbrella are in the understairs cupboard.
- the fully equipped kitchen has a gas hob, electric oven, microwave, fridge freezer, dishwasher, and washer/drier. There is plenty of equipment making it easy to prepare meals at home.

The first floor has one bedroom, with a double bed, and the family bathroom, which has a bath, separate shower, wash basin and toilet.

The second floor has the second bedroom with a king size bed. It looks out to views across the valley. It has a flat screen TV.

High quality bed linen and towels are provided.

Outside, the patio area has a table and chairs, with a big parasol for sunny days, making it an ideal place to relax on lazy days or after busy days out.

There is readily available free on-road parking right outside the entrance gate.

You get the whole cottage all to yourself so as much peace and quiet as you'd like. But I'll be on the end of a phone if you need me.

The cottage is nearly 200 years old and we've kept as many original features as we can. Its comfortable and a very easy place to spend a holiday, with everything you need. Given its age, not every wall is 100 straight, nor every corner an exact 90 degree angle but we think that is all part of the authenticity and charm.

Local area:
A beautifully idyllic village full of Cotswold Limestone properties, set in a picturesque area of 'outstanding natural beauty'. Its full of quaint English charm and know for its pretty village Church and the 99 yew trees in the ancient churchyard - ask the locals about why the 100th never grows! There is a small shop for essentials, two pubs and a boutique hotel and restaurant plus antique shops to browse in.

Its perfectly placed for exploring the local countryside or visting many of the pretty towns and villages nearby. A car is recommended but Painswick is within a bus ride of Stroud, Cheltenham and Gloucester rail stations and if you are a walker there is no need to get in a car.

Walking distance (you'll find maps of local walks in the cottage):
- The Cotswold Way runs a couple of hundred metres from the cottage, with delightful walks in either direction.
- Visit the Rococo Gardens, less than 10 mins walk away and a beautiful place to escape, explore and imagine. It was designed in the 1740s as an English country gentleman's pleasure garden, a place for holding intimate garden parties. Laid out in a hidden valley around Painswick House, the Garden is now the country's only complete surviving rococo garden. Since 1984, the Garden has been rescued from ruin and transformed into a stunning place to escape the busy world. It features in the national media for its snowdrops and has a charming maze in the summer.
- Painswick Beacon marks the highest point in the county - its well worth the effort for the views, which on a clear day reach as far as Wales.
- Walk across to the Slad Valley, the home of the author Laurie Lee and the setting for his famous novel Cider with Rosie. Stop at the Woolpack pub before the walk back.
- Walk in another direction, across fields, to the picturesque village of Sheepscombe. The Butcher's Arms pub awaits you.

Further afield:
- Stroud with its award winning Saturday Farmers' Market is just two miles away.
- Many of the Cotswold's most famous destinations are within easy reach. Visit Bourton on the Water, Broadway or any of the lovely villages along the way. The home of Shakespeare is a little further at Stratford Upon Avon if you have a little time.
- The Regency town of Cheltenham is about 8 miles away. Cheltenham Racecourse features some of the the UK's best known race meetings such as The Gold Cup, as well as the world acclaimed Cheltenham Literary Festival, the Science Festival and the Music and Jazz Festival.
- Gloucester is also a few miles away, with its restored docks. Check dates for visiting historical sailing boats.
- The Historic city of Bath is about 40miles where you can wander around its beautiful buildings and even bath in its Roman Baths.
- For castles look for Berkeley and Sudeley castles.

There is a Tourist Information Centre in the grounds of the church yard.

Painswick is my happy place. I was born less than two miles and moved to Painswick with my parents. I now live in London with my family but still love coming to Painswick whenever I can. A little bit of me will always see it as home. I bought the cottage a long time ago. It was derelict, with gaping holes in the roof, collapsing floors, lethal electrics and an outside loo. It really does have my blood, sweat and tears in it. I kept as much of the original charm as possible but added mod cons to make it more than comfortable to live in. Whether it is a sunny summer or a cold winter, its a great place to be.
