After recent reviews, I have decided to move my photography so that guests don’t have to see it.

There are four listings in the house and all stays are a minimum of 30 days so you will get to meet some roommates during your time here.

I know this is detailed and long but since the stays are long. I want to minimize questions and confusion for guests. PLEASE READ THE ENTIRE LISTING so that you have an ACCURATE understanding of where you will be staying. Before booking, I will ask if you read the listing, viewed the photos, and understand the rules.

THE HOUSE: You are booking a room in a large house that has 2 other Airbnb rooms. The host, Ash lives on site. Your host is a renter in the home and has the units priced to pay for rent, utilities, and supplies. All stays are a minimum of 30 nights. Each room could have one or two guests during that time. 3 to 7 people (including the host) may live in the house at any one time. It is a 6 bedroom, two bathroom home.

The Marina room is located on the main floor of the house right next to the second bathroom in the home. It has a full size bed, a closet, and a desk and chair. This room has very high ceilings and a large window that faces the backyard of our neighbors.

Heating: The house has an electric furnace and no A/C. The heat is controlled from the upstairs living room. Each room has floor or ceiling vents that can be opened or closed to help regulate temperature. During the cooler months, the temperature will be set around 68-72 degrees. Box Fans are available upon request at any time.

Checking is super easy with Keyless entry on both the front and side door. Guest preference, but the side door does go past the chicken enclosure. FULL DISCLOSURE: I have fly traps but sometimes there are still flies on the pathway to the side door. That is part of having chickens, unfortunately.
You can park your vehicles directly in front of the house. No need to ever search for parking.
Finding your room?
The Marina Room- Enter through the front door. See the tall bookshelf on the back wall? The Marina room is in the hallway, door on the right. Your key will be in your doorknob. You will find clean towels in a blue bin in the closet.
The Scarlett Room:
Enter through the front door. The Scarlett Room is the first door on your right. This room has a keyless entry. You will find clean towels in a blue bin in the closet.
The Waters Room:
Enter through the front door. On the right-hand side of the room is a doorway that leads to the stairs. Go down the stairs and your room is the door to the right of the stairs. Your key will be in your doorknob. You will find clean towels in a blue bin in the closet.
The Divine Room
Enter through the front door. On the right-hand side of the room is a doorway that leads to the stairs. Go down the stairs and your room is the first door to the left of the stairs. Your key will be in your doorknob. You will find clean towels in a blue bin in the closet.

Explore the House and Introduce yourself! The doors are labeled so you won’t have to worry about accidentally entering another guest room.
You have a shelf for dry food storage and a shelf in the fridge! They are labeled with your room name.
Check out the stay manual and sign the house rules form for access to laundry services. ***This is due to severe allergies to different soaps. I have had guests hiding soaps and lying to me which puts me at risk of anaphylaxis, psoriatic outbreaks, hives, and potentially death!****

Remove bed linens from the bed and place them in the laundry room.
Pick up any trash from your private space
Check the bathroom and community spaces for forgotten items.
Check the lost and found belongings
The Fridge: remove spoiled food items. If you have food you aren’t taking that is good, leave it on the shelf so that it can be shared/donated with others.
The Dry Food Shelf: same process as the fridge.
If there are other items that you are leaving behind, place them in your private space so that I know you are leaving them behind. With so many people in the house left behind items pile up and it is hard to know what belongs to whom in the long run.
Leave the key(s) in the doorknob of your room and shut the door
If you received mail, remove your name sticker from the mailbox along with any mail you may not have grabbed. Please update your address with USPS.

Due to recent reviews, on Saturdays every week a professional cleaner will come into the home to do deep cleaning of the community spaces. This cleaning is supplementary to what I already do.

I clean before each stay begins however due to the community nature of this situation the home is going to have a lived-in feel in community spaces. This means that other guests might have food in the fridge, shoes on the shoe rack, or personal belongings in the bathroom. This also means that you are going to be responsible for trying to keep the space tidy. Cleaning products and supplies are available for use. Please clean up after yourself so that I have time to do a more thorough deeper cleaning.

I have a CLEANING ROUTINE (posted LOCATION) and I monitor the spaces every day however if guests don’t clean up after themselves it quickly becomes an untenable situation. By cleaning up after yourself you leave the space tidy for other guests and allow me to spend more of my time doing deeper cleaning.

Keep in mind, I do work full-time hours at other jobs and this is not income for me. It is how I pay the rent, utilities, and supplies for this house in exchange for more reliable roommates.


If there is something that is bothering you about the community space, please communicate with me. For example, the shower drain is clogged. If no one tells me it is clogged then I will not notice until the next time that I clean. PLEASE COMMUNICATE so that I can work towards resolving issues that arise.

Waiting to point out a problem until you leave a review is not helpful for anyone. I’m not a mind reader and I want to make improvements to the house and your experience so I need to know how to do that for you. We all have our own needs, and I want to be accommodating but without communication, there is really no way for me to do that. Don’t torture yourself, talk to me.

As a renter, I am not necessarily going to be the one fixing larger issues, and coordinating with the homeowner might delay certain problems getting resolved. I am always going to do my best to make accommodations for guests but just like if you were renting an apartment if something breaks the landlord has to fix it and it can be inconvenient. I never want things to break but sometimes it happens. If you see something that is broken, please communicate in case I don’t know so that I can work towards getting it fixed as quickly as possible and provide whatever it is that you may need.

No Kiwis, I am allergic to Kiwis! This includes putting items with Kiwi in the trash outside.

I DON'T offer laundry services as an amenity. When you arrive at the house, you will be asked to sign a document saying that in order to use the laundry you will use the laundry soap provided. This has been an issue with folks and it is dangerous. Some laundry detergents give me hives even from minimal contact from the machine, others cause psoriasis, pustular psoriasis, and asthma attacks. I do immunotherapy shots which are injections of my allergens below my skin. I am at an increased risk of anaphylactic reactions and death on those days. If I were to put on clothing that has residue of a detergent like 7th Generation that causes hives over my entire body on a shot day I may actually die. There are many detergents on the market and I have no way of determining which ones are going to cause extreme reactions. This is for my safety. If you want to use a particular detergent there is a laundromat nearby (8 minute drive). I understand that it is inconvenient but guests have hidden detergent and put me at risk repeatedly and I can no longer offer laundry unless a document is signed.

If you are doing laundry here then please sign up for days that you want to do laundry to help alleviate frustration for all guests.

Take shoes off when you come in the house (place on racks or carry to room)

Clean recyclables and compost food waste. Many food scraps can be given to chickens, see the sign in the kitchen if you are interested in giving them a snack. If not, place it in the kitchen compost bin or the compost bin outside. A lot of Seattle restaurants use compostable packaging and cutlery. **The city will charge me for not properly sorting if they notice food or recycling in trash bags/bin**

Be conscious of noise before 10am or after 10pm

No smoking inside, but outside is fine.

Please clean your dishes and wipe counters/tables if you make a mess. If the dish drying rack is full do not create a dish mountain. Help put them away to avoid unnecessary breaking of dishes or dishes that may fall on Willow.

Please remove rotten food from the fridge.

Do not leave the outside gate open! Willow is my baby and just as any mother would… I am going to be upset if I see the gate open. Please don’t be that person, shut the gate.

If you are sick, have had a known exposure to covid then please wear a mask in the house. Most folks are vaccinated now so I have not been requiring guests to wear them anymore but please please please be upfront about this. I am in contact with a toddler. Besides work and seeing my partners, I am still in quarantine and not attending large social gatherings, going to restaurants, ect.

This isn’t a rule but try to limit scents if you can or spray them outside. Myself and other guests may be allergic to scents. I do use essential oil diffusers. If you have a reaction to a specific essential oil let me know and I won’t use it.

Don’t feed Willow table scraps; she has ulcers. She has treats in the main living room if you want to give her one.

This house is located in Seattle's Rainier Beach which is Southeast of Downtown and South of Columbia City and Cap Hill. Rainier Beach is a diverse neighborhood with many POC, immigrants, low income folks, and lots of great restaurants. The house is on a dead end street. All of our neighbors are lovely and family oriented. Every Sunday, our neighbor has a community garden stand that she runs with her child.

Nearby the house we have a Mexican food truck, a Jamaican food truck, an amazing Vietnamese restaurant and Paranormal Pie. As well as subway, KFC, and a Mcdonalds all within a reasonable walking distance or a 3 minute drive.

Kubota Gardens, a Japanese garden is a block away from the house. It is a great location to walk and explore beautiful flowers, trees, water features and to see some koi fish. We are not far from Seward Park which has great views of Mt. Rainier and a lovely walking path along Lake Washington.

There is a convenience store within walking distance if you don't have a car and a safeway grocery store less than 10 minute walk away. There is a bus stop very close to the house and Kubota Garden is right across the street. Our home can get food deliveries from UberEats, Postmates, Grubhub, Doordash, and instacart.

I am an introverted person and my default in most circumstances is enjoying my quiet time. I am open to chatting but my schedule right now is very busy with applying to jobs, working on design work, and working outside the home too so I might not be able to chat for long. I am available to talk in person or over the app for issues, suggestions, or just socializing.

I can’t resolve a problem that I don’t know exists.

I give my guests space if they seem like they want space and I’ll socialize if you seem like you want that.
