The cottage is all on one level (1 step to bedroom wing). One step to front door also.
3 bedrooms with king size beds and 2 bathrooms. The 3rd bedroom is flexible with a zip and link bed and can either be 1 super-king bed or 2 single beds.
2 Bathrooms (1 en suite- can be Jack & Jill opening) Large shower, WC and basin.
Both bathrooms have power showers and heated towel rails.
2nd bathroom, access from hall- has a large bath with shower over. WC and Basin.
Fab Dining/kitchen with Range cooker, Dishwasher, American style fridge freezer, washing/drying machine & Microwave cooker and lots of cooking equipment.

Through the gate to a big enclosed lawned garden. The cottage is surrounded by fields (with usually, a few friendly sheep or horses).

Please note that the house to the front of the cottage (only visible from driveway and front door) has recently been purchased and will undergo a renovation project at some point.
Quiet, friendly country village with a church and only a few houses.
Great location in the centre of Lincolnshire.
1 mile via straight country lane to access the main A158 Lincoln to Skegness road. This road takes you in to the lovely Cathedral City or Lincoln or to the Wolds (hills) and Coast.
Great area for walking and cycling. We are on the Lincolnshire No1 cycle route.
We have 30 acres of private woodland and wildflower meadow close to the cottage, for guests to enjoy.
Surrounding villages have shops and pubs.
7 mile straight drive to the lovely Roman City of Lincoln with its fabulous Gothic Cathedral, Castle (home to one of few remaining copies of the Magna Carta) Museums, Art Galleries, independent shops and restaurants. Quaint cobbled streets in the castle area and lots of lovely tea rooms and restaurants.
For retail therapy! Lincoln High St has branches of most popular chain stores.
Many music and cultural events at the Theatre Royal, Drill Hall and University Engine Shed.
The Brayford Marina has a cinema and modern restaurants and bars. December Christmas Market held in the Castle grounds
Lots of things for children to do! We are very close to Rand Farm park (3 miles approx)and the Woodside Wildlife Park (approx 1.5 miles). Lots of childrens activities and parks locally.
Lincolnshire Wolds have pretty villages and walking trails. Less than an hour to the coast for seaside fun or miles of deserted beaches. See the amazing in sight of 100s of Seals and pups at Donna Nook in the winter months.
Close to Lincolnshire Showground (County Show in June). Market Rasen Racecourse and Motorcycle Racing at Cadwell Park.
Lincolnshire has a great aviation history with the Battle of Britain Memorial Flight and many Aviation centres, within easy reach of the cottage. RAF Scampton home of the Red Arrows is nearby. We often have a fly past!
Antique centres of Horncastle, Newark and Hemswell are close and it is great fun to go rummaging and maybe finding a treasure!
Many historic houses to visit including Doddington Hall with lovely farm shop and restaurants. Gunby Hall, Belton House and Tattershall Castle are some of the National Trust properties in the area.
